Can Renters Install Solar?

You cannot touch the roof. You can still generate your own power.

Renters cannot install rooftop solar, but they have three real options: a plug-in solar kit that hangs on a balcony or fence and moves with you, a portable solar generator for outdoor and backup power, or a community solar subscription that needs no hardware at all. None of them replace a rooftop system. All of them are available to somebody who does not own the roof.

Why the roof is off limits

Rooftop solar requires drilling into a structure you do not own, a 20 to 25 year commitment to a building you may leave in two years, an interconnection agreement in the property owner’s name, and a five-figure sum you would not recover when you move. Landlords rarely agree, and when they do the economics almost never work for the tenant paying for it.

That is worth stating plainly, because a great deal of solar advice is written as though everyone owns a house. Roughly a third of US households rent. The useful question is not how to get around the roof problem but what generates electricity without one.

These are not mutually exclusive, and the sensible order for most renters runs right to left across that table: do the free things, sign up to community solar if it exists where you live, then buy hardware.

Option 1: plug-in solar

One or two panels mounted on a balcony railing, a patio, a fence or a wall, connected to a microinverter and plugged into a normal outlet. The electricity flows into your apartment’s circuits and offsets whatever is running.

Why it suits renters specifically: nothing is permanently attached, no electrician is involved, no interconnection agreement is in the landlord’s name, and the whole thing unbolts and fits in a car when you move. It is the only genuine generation option that a tenant can own outright.

What it delivers: an 800W kit generates roughly 800–1,200 kWh a year, worth $135–200 at average US rates, against a cost of $600–1,100. That is a 5–7 year payback on panels warranted for 25 years.

What to check before buying:

  • Whether your utility permits it. This is the real constraint in the US and it varies enormously. Utah legalized plug-in solar explicitly in 2025; elsewhere your utility may require an interconnection agreement. Our permits guide lists the questions to ask.
  • Whether your balcony faces the sun. South is best, southeast and southwest are close. A north-facing balcony will not repay the purchase.
  • Whether the railing can carry it. A glass panel weighs 40–55 lb and acts as a sail in wind.

Size it to your baseline, not your balcony. Surplus power flows to the grid uncompensated in most plug-in setups, so a kit matched to the 200–500W your home draws continuously pays back faster than a larger one whose output you give away.

Option 2: portable solar and a power station

A battery power station with folding solar panels. This is a different proposition: it does very little for your monthly bill, and a great deal for outages, camping and anywhere without an outlet.

Why renters buy them: they need no permission from anyone, they work in a studio apartment with no outdoor space at all, they are useful immediately rather than over a payback period, and they solve the one thing plug-in solar cannot — keeping the fridge, the router and your phone alive when the building loses power.

What it does not do: meaningfully reduce your bill. Charging a battery from the wall and discharging it later loses 10–20% to conversion, so unless you are on a time-of-use tariff with a large peak-to-offpeak spread, it costs you money rather than saving it. Charging from panels is free, but a couple of hundred watts of folding panel generates a few hundred watt-hours a day — pennies.

Reasonable starting points: a 500–1,000Wh unit covers a laptop, phones, lights and a router through an evening outage, and handles camping. Option 3: community solar

You subscribe to a share of a solar farm somewhere else in your utility territory, and the credits appear on your bill. No hardware, no installation, no landlord conversation.

What it looks like in practice: most programs advertise savings of 5–20% on the portion of your bill covered by the subscription. Many require no upfront payment at all, and reputable ones allow cancellation with modest notice.

The catches worth checking:

  • Availability. Community solar exists in roughly half of US states and depends on enabling legislation. If your state has none, the option does not exist.
  • Contract length and exit terms. Some programs lock you in for years. Read the cancellation clause before the savings claim.
  • What happens when you move. Usually fine within the same utility territory, often not outside it.
  • How the credit is calculated. Savings are a percentage of the credited portion, not of your whole bill, and the marketing does not always make that clear.

For a renter with no outdoor space and no interest in hardware, this is often the highest-value option available, and it is the one most people have never heard of. Your state energy office or utility website is the place to check.

Option 4: the free things first

Before spending anything, there is more saving available in how the apartment is run than a small solar kit will generate. This matters more for renters than owners, because you cannot replace the windows, the insulation or the water heater — so the behavioral changes are a larger share of what is available to you.

  • Thermostat setback. Each degree of setback saves roughly 1–3% of heating or cooling cost. Heating and cooling is typically the largest single line in a home’s energy use.
  • Water heater temperature. If you have access to it, 120°F is the recommended setting and many are shipped at 140°F.
  • Phantom loads. Devices drawing power while off account for roughly 5–10% of household electricity. Switched power strips cost a few dollars.
  • Cold water laundry. Roughly 90% of a washing machine’s energy goes to heating water.
  • LED bulbs. Take them with you when you leave. They are yours.
  • Ask about your rate plan. Many households are on a default tariff that is not the cheapest available to them.

How to ask your landlord

If you want plug-in solar, this conversation decides everything. Landlords say no by default when a request sounds like a modification and yes far more often when it sounds like a houseplant.

Lead with what you are not doing: no drilling, no roof access, no electrical work, no permanent attachment, no change to the wiring. Clamp-on brackets and a plug.

Address their two real concerns. Landlords worry about damage to the building and about something falling off it and hurting somebody. Show them the mounting hardware, mention the wind rating, and offer to have it inspected if they want.

Offer removal and restoration in writing at the end of the tenancy.

Mention that it does not affect their bill or their meter arrangement if you pay your own electricity, which is usually the case.

Get it in writing, even by email. Verbal permission does not survive a change of property manager, and a new manager who finds panels on a balcony treats them as an unauthorized alteration.

If the answer is no, community solar and a power station both remain available and neither requires permission.

Check the lease before you ask. Many leases have clauses covering alterations, balcony use, and items visible from outside the building. Knowing which clause applies lets you frame the request against it rather than being refused by reference to something you had not read.

Taking it with you

The portability that makes these options suitable for renters needs a small amount of planning:

  • Keep the original packaging if you have anywhere to store it. Panels are awkward and fragile in transit.
  • Photograph the installation before dismantling, so reassembly is quick.
  • Expect to buy new mounting hardware. The next balcony will have different railings. Brackets are the cheap part.
  • Restore the space properly. This is what makes the next landlord conversation easier, and it protects your deposit.
  • Check the new utility’s rules before reinstalling. They may differ from your old one even within the same state.
